The Haryana Real Estate Regulatory Authority (H-RERA) is one of the country's most active state regulators. Every project marketed in Gurgaon must hold a valid H-RERA registration number — verifiable on the H-RERA portal at hrera.gov.in.

Our 5-point pre-booking checklist: (1) RERA registration is current and not expired; (2) the project's escrow account statements (now required to be published monthly) show construction-linked drawdowns; (3) the approved building plan matches the marketed floor plan; (4) the developer's title chain is clean for at least 13 years; (5) the agreement specifies a hard possession date with delay penalties tied to interest payable to buyers.
